What is a Commercial lease?

A commercial lease is a binding legal contract that sets out the terms and conditions of the tenancy agreement for a commercial property.

The contract helps to outline and define the obligations and rights of both the landlord and the tenant in the commercial lease agreement, and is often complex, covering a range of topics, such as: 

  • The type of property being let;
  • The lease term of the tenancy and whether the tenancy is for a fixed term or renews periodically;
  • The address of the property;
  • The amount of rent payable;
  • When the rent should be paid;
  • The type of business that is allowed to be conducted on the premises;
  • Ownership of any leasehold improvements;
  • Security and damage deposits;
  • Details of whether the tenant can assign or sublet the property;
  • Arrangements for the renewal of the lease;
  • Notice periods for terminating of the tenancy.

Because of their complexity, commercial leases are usually drawn up by legal experts advising the landlord - with a first draft forming the basis of a discussion and negotiation between the landlord and the tenant.

Fixed Fee Commercial Lease Advice

For those who simply require advice on a lease presented to them by a landlord we offer a fixed fee service.

This will involve a meeting (limited to 2 hours) with a fully qualified, specialist commercial property solicitor.  They will review the terms of the lease with you and advise on any major issues, the significant terms and any matters of concern.

This is especially useful for those tenants who do not require or cannot afford to go to the expense of us negotiating the lease on their behalf.  The fixed fee service has been designed by us to provide the prospective tenant with a quick, simple and cost effective way of ensuring they have the information needed to negotiate with the landlord. 

  • The cost of this service is £600 +vat (at 20%).  This will be payable at the commencement of the meeting.
  • This will not be written advice and it will be up to the prospective tenant to record and raise the points with the landlord.
  • We will not be involved with negotiating the terms of the lease with the landlord*
